BRB, just going to make money in my sleep from my income property. But for real, investment properties are a secret weapon when it comes to building wealth and diversifying your investment portfolio (read: $$$). Here are some things to consider as you start looking for your first investment property. 1. Understand the numbers: You know that properties require more than just a mortgage payment. Make sure you factor in allll the costs when you first set your budget including t...hose super fun marketing and ongoing costs. 2. Consider a turnkey home: If it’s your first time, take it easy. You don’t need to pull a Joanna Gaines style flip to have a great investment property. In fact, you’ll be better off finding a ready to rent home so you can learn the ropes without handling a major reno at the same time. 3. Don’t get attached: You might find a place that could be the perfect Airbnb (isn’t that nook by the fireplace just so cute?), but the numbers just don’t work out. Don’t try to force itthis is your money and your financial future, so you want to make sure you make the right choice. 4. Be patient: There’s no need to rush! Slow down and make sure you make the right choice for you and your future. If it’s meant to be, it will be. Relax and enjoy the process. When you’re buying or selling a house, you have one question on your mind: what’s this property REALLY worth? Well, the fair market value tells you exactly how much the property is worth in a perfect world. The home appraiser will examine the home’s features and condition along with its location, comparable properties, and market conditions to determine the fair market value. This benchmark number definitely comes into play during sale negotiations, but you’ll also encounte...r it for property taxes, refinancing, or home insurance claims. But sometimes homes sell for more or less than their fair market value. When buyers are super motivated to get into a particular house, they may be willing to mortgage it for more than the fair market value. Or if a seller wants to sell a property ASAP, they might take a loss and sell it for under the fair market value. I’m sure you’ve heard about the amazing mortgage rates right nowbut they’re not the whole story. At the end of the day, the amount of interest you pay on your mortgage is dependent on how quickly you can pay it off. Let’s say that you waited to buy a home and the mortgage rates went up. But at the same time, you got a better paying job. So when you do buy a house, you put down a larger down payment and pay more than what’s required for your mortgage each month. Because you... pay more into your mortgage, you’ll pay off the loan faster. And because you pay off the loan faster, you pay waaaay less interest overall. In part, that’s because mortgage interest only applies to the remaining balance/principal on your loannot what you’ve already paid off. This is called amortization. The more you pay into your mortgage and the sooner you do it, the less the interest rate will be based on, which results in lower interest costs. Yes, rates are super important.
